Defect Investigation South West – St. Mawes, Cornwall

Having received an instruction from solicitors to report on a complicated case in St Mawes, Cornwall, Gateley Smithers Purslow’s Technical Director South West, attended a pair of high-end properties. 

The brief was to diagnose issues with water ingress into a number of garages set into the garden slopes behind concrete retaining walls. A dispute between neighbours and damage to one garage from water run-off from the neighbours’ land required a detailed review to enable solicitors to take the next steps.    
 
Following a review of the history of the damage with the adjoining owners and a file of paperwork and photos provided by the claimant on-site, the surveyor completed a full survey of the terracing to the front of the property to draw conclusions as to the potential causes of the water ingress, which has resulted in the collapse of a reinforced concrete roof deck.

The completed report included sketches and a diagnosis of the issues with additional comments to enable solicitors to consider the validity of the claimants’ stance as to the cause of damage.
